Foreign National mortgage programs are for international buyers and investors who want to purchase property in the United States. These programs allow non-U.S. citizens without Social Security numbers, U.S. credit history, or traditional income documentation to obtain financing.

- Max LTV Up to 80%
- Loans up to $3 million for 2nd homes and up to $2 million for DSCR
- Second Home or Investment Property
- Full Doc and DSCR
- Certain Programs unlimited Cash In Hand for LTV <=65%
- DSCR program down to .75 ratio
- Cannot reside in the United States
- Closing in a U.S. LLC entity permitted
- No VISA option available
- Assets sourced and seasoned for 60 days – must be in a U.S. FDIC-insured bank for a minimum of 10 days.
- 6-month reserve option with a 5% reduction to LTV, and reserves may remain in a foreign account
- Gift funds allowed
